Would give zero stars if I could. They didn't check my tenants properly and now I am dealing with the consequences. They have now moved in another 7 people and stopped paying rent and Infinity just shrug their shoulders. The tenants have stopped paying rent and Infinity can't even do the job I am paying them for of chasing this money. Glitzy offices and fancy financed cars with no substance behind their cheap suits and bad attitude. I have now employed a third party to help me get rid of my tenants and will be seeking legal advice against Infinity Property Solutions. Full of excuses.
I had an appraisal done on a flat in view of letting it. Satish Patel lettings manager from Infinity Property came to assess the flat. I of the things he mentioned as part of letting was to test the water for Legionella. When he mentioned that it surprised me a bit. The flat does not have any form of hot or cold water storage. All the cold water taps are fed from mains water. The hot water to the taps comes directly from a combi boiler. So this would mean that water supply into the flat would have Legionella which I doubt very much. I queried this with another local estate agent who confirmed that it is not requirement. I also did some research of my own and came across this interesting article on the hse website "Case 357 - Some consultants & letting agents misinterpreting landlords responsibilities regarding legionella risks to their tenants"Please have a read before you decide whether it is necessary.Obviously I personally believe that the wrong advice was given to me so I opted to go with another agent.
We rented a house via this agency. We were told it was a quiet neighbourhood. In fact, our neighbours next doors lived at 5-6 families inside one house. They all had motorbikes that they used to come and go days and nights at any time. They would keep the engine on and speak over the phone even at midnight or 5 am. Moreover, they used they garage as a workplace to fix motorbikes so other people would come to have their motorbikes fixes. They would all chat, laugh or have arguments and smoke under our windows.... These neighbours had been living there for a while, Infinity Property couldn't have ignored them. They rented us the house when it was snowing heavily in Feb-March 2018 so we didn't see the motorbikes nor anybody when we visited. It has really calm for a couple of weeks but as soon as the snow melted, they started using their motorbikes and opened their garage to work. A nightmare! We can't recommend this agency at all. They just want to touch their commission and don't care about you. It looks very professional initially (that's when they ask for a google review) but then, you're left with your disappointment.

Stay away from this estate agent, the most careless rude and irresponsible staff. They will give you a property for some cretin time then they will serve you with a notice to leave the property without any good reason given. They will do inventory check up every 3 months and will give you stress. whenever there is any fault within the property they will not sort it out on time, they will give you excuses plus they pass you to each others . from my experience you are better sleep on road rather than be a their tenant. I am shocked to see some 5 stars honestly they don't even deserve any star with the current service they provide.
